Mission
Bring independent research to private property investors — before mainstream capital arrives.
The best vacation rental returns are earned 3 to 5 years before a market becomes well known. At that point, supply is constrained, tourism is growing, and prices have not yet caught up with demand. Mellvest exists to identify those windows and document them clearly, so individual investors can act on the same information that institutional players take for granted.

Methodology
How we build a region report.
Data aggregation
We cross-reference short-term rental data from Inside Airbnb, AirDNA and Booking.com with official tourism board statistics and local property listing platforms.
Market analysis
Yield models are built per zone, combining acquisition costs, management fees, local tax rates and seasonal occupancy patterns into a single net yield figure. Where figures are estimates, we say so.
Ongoing updates
Data is reviewed and updated quarterly. Sources are cited within each region report. We flag clearly when a figure is estimated versus verified.
