We only invoice when you have signed a lease. Our fee is one month's rent, paid once. No hidden costs.

We work with professionals relocating to Amsterdam for work, expats on assignment, and international students looking for independent housing. We are familiar with the documentation requirements for non-Dutch residents and can advise on what landlords typically ask for.

Common questions
Do you work with landlords or tenants?
We work on behalf of the tenant. We represent your interests, not the landlord's. This means we cannot charge you and the landlord both — our fee comes from you, the tenant, upon signing.
What does one month's rent mean exactly?
Our fee is equal to one month's gross rent, excluding VAT. On a €2,000/month apartment, that is €2,000 + 21% VAT = €2,420 total. This is a one-time fee, paid after you sign.
How quickly can you find something?
It depends on your requirements and the market. For realistic budgets and flexible requirements, most clients find something within 2 to 4 weeks.
Do you cover the whole city?
Yes. We cover all Amsterdam neighbourhoods and also Amstelveen, Diemen and Haarlem on request.
I am not in Amsterdam yet. Can you still help?
Yes. We handle the search remotely and can arrange video viewings for clients who are not yet in the city.
